One-of-a-kind property bordering the National Forest

LAND & PASTURES

Horse pastures or simply beautiful grasslands, the choice is yours.

The Middle Fork Ranch features 3 separate fenced pastures, with gated access to all 3. The Upper Pasture is mixed grassland and open woods, features several natural springs, and is approximately 5 acres. The 2 lower pastures are adjacent to each other, with one having a beautiful pond and the other offering fenced watering access to Middle Fork Gold Creek. The 2 lower pastures combined are approximately 2 acres.

All pastures are fenced with 3- and 4-wire New Zealand electric fencing, which is powered by solar units. (The electric fencing is currently disabled, as the property is not now used for horses. But all fencing is intact and can be easily reconnected.)

Each pasture has several irrigation outlets, with high-pressure water supplied from farther up the Middle Fork creek. (There are unlimited Middle Fork water rights transferred with the property.) There are faucets for irrigation sprinklers to cover all the pasture areas.

The rest of the property is open around the house and barns, and elsewhere wooded — a beautiful mixed woodland of pine, douglas fir, aspen, cottonwood, and innumerable other natural trees and shrubs.

Wild roses abound, and in the fall the wild raspberries are a delightful delicacy.

WATER

Water is abundant on the Middle Fork Ranch. There is one year-round pond between the house and the cabin, and has a sustaining fish population.

Spring-fed, the Middle Fork Gold Creek flows year-round along the entire western side of the property.

Another seasonal pond fills with a diversion from the Middle Fork.

There are many natural springs on the property, offering habitat for birds and animals.

OUTBUILDINGS

There is a 36' x 24' barn (864 sq ft) as well as an open, 3-bay hay shed/stall building (36' x 12' 420 sq ft). Both these outbuildings abut the upper pasture.

Between the house and the cabin is a 50' x 12' (600 sq ft) wood shed, as well as a 25' x 25' (625 sq ft) garage/workshop (with upper deck storage and additional 25' x 10' attached covered storage on the side).

All-in-all, the property has everything needed for care of animals, or simply enough room for several vehicles, tools, and irrigation and gardening supplies.
