The Middle Fork Ranch has been an "off grid" property since its development about 25 years ago. It is completely self-contained and all utility systems are fully functional. Electricity is provided by a 9kw diesel generator (and a back-up gas generator), which charges a large array of storage batteries. Inside the house, there is complete 110-volt power. The location also lends itself to solar power should you desire. You'd never know the house isn't hooked up to the public power grid!
Gas is provided by a 1,000-gallon propane tank for the main house and a separate 500-gallon tank for the cabin. Stoves, cooktops, water heaters, heaters, and refrigerators (in both houses) are all propane. (Propane fridges are Quiet!). The house has propane heating units in 3 rooms, as well as a large and effecient wood stove. The cabin has a propane heater and a wood fireplace.
Household water is the purest, cleanest spring water, flowing year-round from an underground source. Irrigation water (unlimited water rights) comes from the Middle Fork Gold Creek.
There are separate septic systems for both the house and the cabin.
Phone service is via a cell phone antenna and amplifier. Currently Verizon service is used and is completely reliable. Internet service comes from a satellite system (currently WildBlue). The house is wired for Satellite TV, and service could easily be obtained if desired.
Public Utility Power Is Coming
The Middle Fork Ranch owners, neighbors, and the Okanogan public utility district are in the process of bringing power to the Middle Fork Ranch neighborhood.
